What’s the risks?
The risk is that we don’t generate enough revenue from the property. However, this is highly unlikely and very rare as all our properties we source break even at 50% occupancy which is considered low in any area.
How does the process work?

We will have a consultation over the phone where we will gain an understanding of your requirements such as areas of interest, budget and investment goals.

Once we have agreed the criteria, we will start the sourcing process which could take a few days to a few weeks depending on your requirements.

Once a matching deal is found, we will present our findings to you along with the data that backs up the expected returns.

You can then speak to the management partner if required. We will secure the property and go through referencing. Contracts are then signed which is when our fee is due.

How much does it cost to start?

All deals vary but as a guide, you will require a minimum of £5000 and a maximum of £12000 This includes:
Sourcing fee: £3000 (our fee for finding, securing and supporting you through the process)
Agent fee: £500 (Company let application fee. This is sometimes not required)
Management set up fee: up to £2000. This can range from £500-2000 for staging the property and onboarding on the systems.
Furniture: Up to £6000 (depending on size of property) but can be financed.
Rent and deposit: ranges depending on the property size and location.

When can I expect my initial investment back?

We anticipate that all our investment opportunities will have a maximum payback period of 12 months. This can be significantly less in some instances.

What is your target market?

Our target market is predominantly contractors as this provides us with consistent cash flow all year round.
Depending on your location of interest, we may target working professionals travelling to the area on business. We also target leisure and tourism for higher weekend rates and special events such as football, concerts. This allows us to reduce risk and maximise reward.
